Rob Malvaney: The Art and Science in Facility Operations
To many, facility operations and maintenance are about keeping systems running efficiently. For Rob Malvaney, director of client operations for McKinstry Facility Operations, it’s about understanding how every piece of a facility works together to support the people who rely on it each day.
“I really enjoy the puzzle, from how it’s staffed, the operations, technologies, processes, managing vendors and reporting. The science and art of trying to optimize operations is the best part of any project.”

Starting with McKinstry in 2002, Rob brought an extensive history in the property management and vendor sides of the construction industry. These insights helped form his approach to facility operations and maintenance. Rob’s experience has allowed him to see beyond the surface level problems that bog down many building owners. Instead, he sees the problems underneath – gaps in staffing plans, underdeveloped budgets and lack of operational readiness. To get there, Rob and his team conduct facility operations assessments and operational readiness studies culminating in a unique McKinstry Operations Action Plan that gives clients a clear-eyed view of where their facilities and operations are and what it will take to support their mission. With this foundation and the ability to drive real change, Rob has focused his present and future on making a lasting impact for the organizations he serves.
“Getting to see both sides of the facility coin, it opened my eyes to how underfunded and, in some cases, undervalued operations can be. There are so many solutions that can solve operational issues. My hope is that people can see the reality of their value.”
For Rob and his team, McKinstry’s breadth across sectors – K-12, higher education, healthcare, data centers and more – is a strategic advantage. Lessons learned in one environment inform what’s possible in another, building a library of best practices that benefits every client. A key part of how Rob’s team puts this into action is through design charrettes and collaborative planning sessions that align facility operations strategy directly to a client’s mission – whether that’s student achievement, patient outcomes, or business continuity. When clients see their facility strategy mapped to what matters most to them, engagement deepens. For Rob, that shift – from transactional service provider to trusted operational partner – is the true measure of success.
Moving forward, Rob is focused on expanding McKinstry’s facility operations capabilities to a broader client base – bringing the same proactive, mission-aligned approach that has transformed operations for existing clients to organizations that have yet to realize what their facilities can do for them.
“The work we do is ultimately about helping clients excel at the core of their business, whether that be teaching, caring for patients or commercial operations or being more effective,” said Rob. “Our clients deserve to focus on what is most important in their work while we make sure their facilities are supporting that focus without distraction.”
